Following the original Burr Street consent, Luton Borough Council approached Coalition seeking a bigger and better scheme.

The site was redesigned from scratch, and initial consent was secured in 2021 for 272 units, then enhanced through three further consents to 320, 406 and finally 414 units across four blocks of five to eleven storeys.
