The site is in a key regeneration area currently occupied by industrial and commercial buildings. It is ideally located less than five minutes from the train station, with a travel time of 23 minutes to London. The High Town Conservation Area, one of the more historic areas of Luton with good shopping facilities, is approximately 50 metres to the west. It is also within easy walking distance of the Town Centre.
Planning permission was obtained in November 2020 for 169 units in five blocks ranging from four to six storeys. Further permissions were granted in June 2021 to increase the scheme to 272 units, in February 2022 to 320 units and in March 2023 to 406 units in four blocks ranging from five to eleven storeys.
