The site is in a key regeneration area which is currently occupied by industrial and commercial buildings. It is ideally located less than five minutes from the train station with a travel time of 23 minutes to London. The High Conservation Area, one of the more historic areas of Luton with good shopping facilities, is approximately 50 metres to the west. It is also within easy walking distance of the Town Centre.
Planning permission was obtained 169 units in five blocks ranging from four to six storeys. A further permission was granted in June 2021 to increase the scheme to 272 new homes in four blocks ranging from five to eleven storeys.
